Tenant Handbook

HVAC

The HVAC systems at 1050 Thomas Jefferson Street are comprised of an arrangement of VAV's and hot water heating zones.  The system is controlled by a central operator's terminal in the engineer's office and is monitored 24-hours a day by the Tenant Service Center.  Variable air volume (VAV) systems reduce the energy consumed by fans and allow greater dehumidification making the building feel more comfortable.  The system is hydraulic and uses water to control temperatures.  Cool air is provided by a cooled direct expansion.  Warm air is supplied by electric hot water radiators.  Each floor has separate VAV and hot water heating zones.

Should you have any problem with temperature levels in your office space, please submit a service request through JBG SMITH Connect so the Building Engineers can quickly resolve your problem.

Unusually large amounts of heat-generating office equipment (personal computers, servers, copy machines, etc.) may also affect the efficiency of the HVAC system and may require a supplemental system to achieve a comfortable temperature.

Electric heaters or fans are not permitted.  Aside from being in violation of jurisdictional regulations and a fire hazard, they compromise the integrity of the heating, ventilation and air-conditioning (HVAC) system.

After Hours HVAC

  • If you require HVAC services after normal business hours, weekends or holidays, please submit your Service Request through JBG SMITH Connect so the equipment can be turned on at the appropriate time.  You will be charged for this service based on the terms of your lease. Please submit your request for after services as soon as you know you need them.
  • If you have questions or need information regarding current after-hours HVAC rates, please contact the Property Management Office. 

Supplemental HVAC Equipment

  • If you have installed supplemental HVAC equipment in your office suite, it must be sub-metered so you can be charged for the additional electricity. Please contact the Property Management Office if you have any questions.
  • To keep this equipment working smoothly, we recommend that it be maintained per the manufacturer's recommendations.  Our Engineering Services Department is available to provide factory authorized service on your equipment.  Please contact the Property Management Office to learn more about the engineering services we can provide.
